Congratulations to Ballymore Group for gaining planning for the mixed construction commercial and residential units at the site Hercules Wharf Castle Wharf and Union Wharf, Orchard Place, Poplar, London, E14 0JW. This privately funded Brownfield site project will begin construction once the previous infrastructure on the land has been demolished. The development will cost £62,500,000 to fully build, for a project of this size development finance will be put in place, but due to the location, the rates will be very competitive.
Short Term Loans
Ballymore Group will begin the construction process in December 2018, and the entire development will be finished in a period of 48 months, in December 2022. When completed, the 16 buildings constructed will spread over a floor and a site area of 1817 square meters and 2.43 Ha respectively. Furthermore, the 16 structures will consist of 804 residential units and will rise up to a height of 30 storeys above the ground level. 1 level will also be developed below the ground level. A total of 131 parking spaces will be offered to the residents.
The architect group includes four major companies. Allies & Morrison Urban Practitioners and Rolfe Judd Group will provide the services of the lead architecture firm and lead planning firm respectively. The primary landscape architect and quantity surveyor will be Spacehub and Bruce Shaw Partnership respectively.
WSP Parsons Brinckerhoff (Head Office) is the sole consultant for the project. They will offer their consultancy services in the fields of M & E, structural engineering, civil engineering, and sustainability. The management group includes big clients, such as Ballymore Group and Gardiner & Theobald Limited Head Office.
The project’s developers and investors can easily gain access to capital from Hank Zarihs Associates for making this big infrastructure aim a huge success. Moreover, with funding from Hank Zarihs Associates, they can get a high return on investment.
