This will be a privately funded brownfield site project, which will involve the demolition of the existing infrastructure before the construction of a new one. The estimated cost is £68,000,000, due to the high-cost Meyer Homes will most likely use development finance to cover the costs which accrue thought out the process.
The client will begin the project in late March 2018, and the entire development will be finished in a period of 36 months, in late March 2021. Upon its completion, the project will cover a floor and site area of 926 square meters and 1.22 Ha respectively.
The newly constructed structures for the redevelopment will rise up to 11 storeys high. The structures will offer a total of 293 residential units for the residents. 279 flats, 14 houses, and commercial floor space will be the main attractions of the redevelopment process. A total of 48 parking spaces will be made available to the residents. The Bridge Lending development will also include attractive landscaping, car parking, and open space. The primary architecture firm for the project will be Pollard Thomas & Edwards Architects. Savills will join the project as the lead planning consultants. The primary landscape architect for the development will be Bradley Murphy Design Limited. AECOM has been chosen to serve as the lead quantity surveyor.
Environmental Services Design and Icis Design Limited will offer their consultancy services in the fields of Mech & Elec engineering and structural engineering respectively. Icis Design Limited will also assist with the consultancy services for civil engineering. Environmental Services Design is also the lead sustainability consultant. AECOM will also be the project manager for the entire development.
Kane Group Building Services is the proud winner of the highest number of subcontracts, including M & E, fire protection, heating & ventilation, plumbing, and security. Errigal Contracts Limited has also secured a significant number of subcontracts, such as ceiling finishing, external walls, interior fitting out, and wall finishing.
