London Property Market: Peabody Trust has submitted a development application for the development of 300 flats, landscaping at the site 97 Lea Bridge Road, Leyton, London, E10 7QL. The application is still in the stage of detailed planning, but it has been awarded a subcontract by the council of Waltham Forest. This privately funded Brownfield site project will involve demolition of existing structure, in order to construct new structures. Peabody Trust will have their own funding for a project of this size, but a normal developer would use development finance to fund a project of this size due to the competitive rates.

Once completed, the floor area for this project will cover 1805 square meters, while the entire site area will cover 8000 square meters. This Brownfield site project will involve the construction of one main structure, with 5 storeys above ground.

Upon finishing, the structure will include 300 residential housing units and 42 parking spaces. This project will begin June 2017 and finish development in June 2020. 81 one bedroom houses, 178 two bedroom houses, 28 three bedroom houses, and 1 4-bedroom house will be featured in this project. BREEAM Rating gave it a “very good” in their review.

Peabody Trust and Hill Partnerships Limited Head Office will act as the primary client as the associated developer for this project. Pollard Thomas & Edwards Architects will be the lead architect, while JLL will act as the primary planner for this project. BDP Head Office will join the development as the primary landscape architecture firm.

Mechanical and Electrical engineering consultancy for the project will be provided by Baily Garner Limited. Brand Consulting Limited will offer their services of structural engineering consultancy and civil engineering consultancy.

The primary contractor for this project will be Hill Partnerships Limited Head Office. Central Piling Limited has won the foundations contract, while the contracts for the frame, foundations, floors, landscaping, groundworks, and civil engineering have been won by Ground Construction Limited. RB Emerson Limited has won the subcontracts for electrical, security, and fire protection services.

The subcontract for Heating & ventilation, mechanical engineering, and plumbing have been awarded to JS Wright & Company Limited. Uniform Architectural is responsible for the subcontracts of doors and windows. Scaffolding subcontract has been awarded to UPR Services Limited. Falcon Crane Hire Limited, TJL Plastering, and Mec-Serv Limited have won the subcontracts for plants, ceiling finishing, and floor finishing respectively.  TJL Plastering has also been awarded the subcontracts for interior fitting out, and wall finishes.
